Here is how a smart Atlanta Realtor won a listing over competing Realtors . . .
Background: the client lives out of state and has a vacant home in Atlanta to sell. Because of many conflicts, the seller can not come to Atlanta to interview Realtors. The Seller looked on line and found Realtors that had superb REALTOR.COM photographs for their current listings. He contacted a friend to hold the house open and invited the few Realtors he selected via the photos to visit the property and e-mail him with their proposal to list and sell the home for him.
One of those Realtors called me and asked me if I would mind going with her to view the property and advise her regarding staging and the cost.
My Response: I WOULD LOVE TO! :-)
We viewed the property together and noted that she was the only Realtor there accompanied by a home stager.
So now it's time for this savvy Realtor to respond and try to win this listing with no face to face contact . . .
Here some excepts from this Realtor's e-mail response to the seller:
". . . Having now gone over the comparable properties in the area and viewed what is selling, what is not, etc., it is our belief that your home certainly has the potential to sell quickly and for the top dollar this market will bring if you are willing to follow the "formula" that we believe is responsible for our success.
That would mean having the home properly staged and videoed, correctly priced, and extensively marketed. . . .
. . . I am forwarding the proposal to you that I asked our stager to prepare so that you would know what those costs would be (see attached monetary proposal and written agreement from Peachtree Home Staging) . . .
. . . I would like to share with you a partial list of the days on market we have recently experienced using Peachtree Home Staging and our videographer.
. . . days on market: Bellperche (89 days), Lovejoy (28 days), Cordeiro (26 days), Cooper (27 days), Hayes (90 days), Moore (14 days.)
. . . We would certainly love to list your home using the above plan and would aggressively market it to the best of our ability. We only list homes that we truly believe can become a happy statistic that we will gladly share with future sellers . . . "
She got the listing HANDS DOWN! More importantly though the seller has won. Excellent Realtor and having it staged and professionally videoed is going to help it sell!

Great post! I have some realtors who invite me to accompany and provide consultations before listing - the advantage for me is to see first hand what the seller already has to work with before items are packed for moving!

Brilliant Realtor! I'm always surprised at the one's who don't understand the power of staging...I guess they'll get left in the dust by those who do.
That is definately a winning way to get a listing! One of my best clients does a similar thing and the other day we were at lunch and she got 5 calls from out of town buyer wanting her to list her property... where had they heard about her? Happy referring clients, whose properties we had staged, were aggressively marketed and sold quickly.... huh, go figure, right?
Hmmm, Let's see, six people left comments.... all are stagers.
