Benefits of Having Your Home Staged

  • Before a showing -- A staged home will generate multiple showings when properly photographed and displayed on the Internet. As many as 80% of potential buyers begin their search online and identify homes they would like their real estate agent to show them.
  • During the showing -- A staged home will show better than other listed homes. It provides the buyer a clear vision of the home's functionality. It's "move-in ready," and has no distractions.
  • After the showing - A staged home is remembered! Viewing home after home becomes tedious and exhausting for buyers. Often, buyers have time constraints, particularly if their current home is already under contract or they are faced with job relocation. Features of all the homes they have seen can become jumbled.
  • Throughout the Showing Period - A staged home commonly sells more quickly than one that hasn't been staged. Keeping your home in pristine condition day and day, showing after showing, is exhausting and stressful. Continuing mortgage payments while a house is on the market can be a burden. Staging your home will cost less than:
    • A price reduction on the sale.
    • The next mortgage payment during marketing.
    • Paying higher commissions to attract real estate showings
    • Providing an allowance to the buyer for upgrades.
  • When the offer comes in - A staged home often sells for a higher price than one that hasn't been staged. Buyers are willing to pay more for a home that appears to be well maintained, tastefully arranged and functional for their needs.

That's the benefits, simply put. The question is, how much does home staging cost?

In the Atlanta area, a two-hour home-stager consultation that includes a complete detailed analysis will generally cost about $150 to $300. The seller can work from there on what changes would be worth the money. The home stager will prioritize the recommendations, and will provide a list of reputable contractors such as painters, handymen, house cleaners, and storage facilities, if he or she feels it necessary.

If you want extra services from a home stager, such as rearranging items in the home, shopping for additional accent items, setting up a home for an open house or other services, you can pay on average $65 per hour or $1,000 per day. But these are strictly optional.

Employing a home stager and benefiting from his or her expertise could cost as little as a tenth of 1 percent of a home's sale price. Considering a home is more than likely the largest investment one has, hiring a home stager becomes more of an investment than a cost.
