House Hunting? Are you skeptical of a staged home?

Home buyers look at multiple homes when surfing the market. Generally they look on the Internet first in the comfort of their home or Realtor's® office, then they head out for an excursion tour guided by their Realtor® hoping to find the family solution that fulfills their dreams for daily living.

Sometimes buyers, some Realtors as well, feel that if a home is staged, the sellers are trying to "fool" the lookers; trying to cover up something, or they are trying to trick the buyers into thinking the home is larger than it is.

Home Staging is actually just the opposite! The purpose of staging a home is to help the buyer clearly visualize the functionality of the rooms, the flow of the house, and space that is available.

It's ironic that the staged home would bring skepticism to the buyers mind when, in fact, a staged home is able to remove any uncertainty the buyer may have!

Here's a simple example:

This picture was taken prior to staging. The kitchen table is centered in front of an awesome fireplace in the kitchen keeping room. The keeping room wicker couch is in the bay area facing the kitchen and TV.

The following picture was taken after staging: By rearranging furniture, this keeping room off the kitchen became more functional and appears more spacious. Adding a colorful "sunny" poster and lowering the bay light fixture, the eating area now glows with a sunroom effect. With the relocation of the wicker couch, the fireplace is beckoning the buyer to come enjoy a cozy comfort zone.

Often Home Staging is just taking what's there and making it better!

You know it's quite remarkable how much different that change up made.   And I think you did a great service to the buyer to lower the light fixture.  That's Staging it Forward.  Good on you, sista!

Thx, Juliet!  The light was wired up so no one hit their head!  Duh . . . maybe because it should be over a table?  This one wasn't rocket science by any means.  It's a long narrow area though.  In the after picture I think the couch looks to close to the fridge, but it really isn't.  But my point was "staging it forward" and that staging speaks the truth, so these pictures were a good example for simplicity.  Thx for the comment!

Of course Karen!  thats what its all about.  Why people hide beautiful fireplaces behind furniture is beyond me.  You showed that just a simple reorg can do the trick without performing any tricks!  Great job.

Some homes I've seen look over-staged, and the best don't give you the "Wow, what an amazing staging job" feeling when you walk in.  In this area, I think a lot of agents are combining staging with overly optimistic pricing, meaning it's a good thing they're using plastic fruit and silk flowers!

As a home buyer I never minded the staging- in fact I loved the decorating "tips"!  What I DID mind, though, were the deceptive pictures online.  As an agent I know the importance of putting your best foot forward, but as a consumer I hated the fact that the pic taken was probably the ONE time the room/house/property looked that good...and the rug/picture/camera angle (whatever) was hiding some ugly monstrocity!

Hello Patricia -- thx for stopping by -- absolutely, if the home isn't vacant. it should have a certain lived in feeling.  In this market I think it's about time to sell verses dollars to sell.

Patty -- I know what you mean about "sneaky" pictures -- that's what I love about staged homes.  Hopefully the seller has replaced the 3 foot burn mark in the carpet because their Nazi Stager told them they have to!  Stagers don't try to hide flaws -- they try to get them corrected.  And most stagers, I know I do, have an education session with the sellers on the importance of the showing condition -- OH, I feel a blog coming on!  Thx for the great comment!

Hey, my friend and guidance counselor, Sheron -- You must be speaking of the wicker couch -- I LOVED that couch!  I was just happy to find it (under the afghan) because it looked great with the tile floor!  Never thought about bringing the outdoors in!  Can I use the same pictures again and do another blog on that?

You bet your sweet bippy! I don't know if you remember Laugh In but that was a popular saying that just popped up so sorry...must be getting delirious. I have 2 of the chairs in my living room and 6 on the patio.

 

There's good staging, and bad staging, just like everything else.

I recently read about a staged home that had hardwood floors, tiny curtain at a tiny window, and a blow up bed in a storage room, with a lovely curtain covering THE BOILER.  That's just wrong, as is "staging" over stains in the carpet, holes in the wall, etc.  

A good stager will enhance the property....period.  How it is photographed may or may not be up to the stager, Realtor, or a professional photographer.  I don't know about you, but when the professional photographer who took my senior high school photo was done, my hair was lighter and I had no pimples. 

Bottom line for me:  staging is 1/6th of selling a home.  It cannot give you another bathroom, install mature trees in a back yard, or make the homeowner keep the place clean.  It is a marketing tool for selling homes done by any one of a wide variety of small staging businesses.  Find the right one for you, and you have a strong Real Estate partner to maximize the appearance of your listings.  

Guess I got myself all worked up here, and, from the look of the audience, guess I'm preachin' to the choir!

sheron -- yes I am old enough to remember sweet bippy and laugh in -- although I was tempted to write back -- "Laugh in? what's that?, Oh, I think I've heard stories about a show called Laugh-in  . . .   ;o)
