INSPECTIONS

This is not an all-inclusive list of inspections for buyers/sellers. The following are provided as a point of reference and to highlight the importance of having property thoroughly inspected.

  1. Radon Gas. Resource - A citizen's guide to radon. A colorless, odorless, tasteless radioactive gas.
  2. Mold. Resource - Mold, moisture, and your home.
  3. Lead Based Paint. Resource - Protect your family from lead in your home.
  4. Home Inspection. Resource - An objective and independent inspection to provide you with a comprehensive analysis of the home's major systems and components.
  5. Appraisal. The process of estimating, fixing, or setting the market value of real property.
  6. Structural. An assessment of the structure (roof system, foundation, etc.).
  7. Termite. An inspection contained in an Official Georgia Wood Infestation Report which among other things identifies areas in the house where there is evidence of both past and present infestation of termites and other wood destroying organisms.
  8. Survey. The process by which boundaries are measured and land areas are determined; the on-site measurement of lot lines, dimensions, and position of structures in a lot including the determination of any existing encroachments or easements.
  9. Systems. Electrical, HVAC, plumbing/septic, pool/amenities, landscaping/irrigation - the home inspection can provide suggestions to have systems checked by licensed professionals.

The lender in a transaction for a mortgage (loan) will require some inspection(s). The loan type may even dictate additional requirements. It is important for you to understand as much as possible about the home you are purchasing. Unwanted surprises from lack of due diligence can be very costly. Not all inspections are necessary for every type of purchase.
