Two markets in a Buyers Market

One of the main points I got from the Keller Williams Mega Camp in Austin I just attended was that buyers tend to think they have lots of choice now, lots of time and don't want to over pay. There are two markets in every buyers market - the market for the good properties(priced right, great terms if needed, excellent condition and staged well) always have lots of activity and these properties sell. The buyer can't wait around for these! Then there is the rest of the market, the not so good properties(not priced so well, not so great terms, not so great condition and not staged well) that have little activity. If buyers want good deals in this market they have to move fast not slow, but the media misinforms them so.
