If you are planning to sell your home in the near future and wondering what you can do to get your home ready to market, try to put yourself in the buyer's position. You may love your home and think it's perfect but things may look quite different through a buyer's eyes. Detach yourself from the emotional attachment you have with your home and think objectively. Today's buyers want updated kitchens and baths, light and airy rooms. . Your home should reflect the pride and care that you have for your home. But, before you spend a lot of money, consult with a Realtor. There are many things you can do to present your home in its best light without it costing a lot of money. If you are thinking about large improvements, consult with your Realtor first. You may be over improving. A Realtor will advise and guide you all the way through a successful closing.



Below are a few tips to give you a jump start:

  • Keep up routine maintenance
  • Pet odors must be eliminated
  • Clean, clean, clean
  • Repair leaks, replace cracked window panes, paint and touch up worn areas
  • Make sure major systems are in good operating order
  • Don't underestimate curb appeal - draw the buyer in
  • Clean windows
  • Make the entry neat and welcoming
  • Brighten your home, replace window treatments that make rooms dark
  • Remove clutter including personal items
  • Clear kitchen countertops
  • Pressure wash exterior and decks, stain or waterproof as needed
  • Make every room look as large as possible, scale down furniture too large for a room
  • Create an easy flow with furniture arrangement
  • Use neutral colors on walls, countertops, add color by using accessories (pillows, area rugs etc.)
  • Place lamps for soft lighting throughout each room
  • Create a "wow" factor - not sure how, consider hiring a home stager
  • Make the highlights in your home shine
  • Update appliances and make sure they match
  • Consider getting a home inspection so you can make necessary repairs upfront

This way you will know your competition and how best to address making your home stand out from the rest. Also, your Realtor can explain the changes in the market and present a marketing strategy to help your home sell quickly. Most importantly, homes need to be in top condition and priced right if you want a quick sell.
