As a home owner trying to sell your home in this competive market can be a trying experience. Maybe you have had your home on the market 6 months to a year and no bites, but the day your listing expires you have hundreds (I know it seems like hundreds) of agents calling , emailing, some even coming by your home to let you know how they can sell your home.
By now you are saying if you could have sold my home then why didn't you sell it when it was listed for the last 6 months?
That is a good question and as Realtors we expect to hear that. There is a number of reasons why we did not sell your home. To be honest with you (the only way I work) there are litterally thousands of homes in the local mls. How did your home stand out to me when it was listed? Was there enough pictures to give our clients an ideal of what we are going to see? Was it priced right for your area? Curb appeal, was is it clean, grass cut, bushes trimmed, if it is not right on the outside I will tell you now no one is going inside no matter how beautiful it maybe. Did you offer to help with closing cost or down payment assistants? This is a buyers market and you have to stay competitive in order to sell in the least amount of time for the most money. 
All Realtors have a unique way of marketing your property, just listing it in the local mls and on a few websites does not cut it in todays market, we have to stay competitive with our marketing skills. When we list your home it should be our top priority!
