I got the nasty email... I'm not fair!

I wish I knew who sent it. I'd like to call and set the record straight.

I DON'T play fair.

My job isn't to play fair, my job is to present MY seller's home better than competing listings. My job isn't to play fair, it is to get MY seller's house sold so that they can go on with their lives. Maybe they need to move across country, or they have a new baby... or the kids have all left for school... or they finally found that 69 RS/SS Camaro that they have been looking for forever and want the killer garage to house it.

The point is, seller's don't hire me to toss up a sign in the front yard, take some average pictures, put it on the MLS and then wait for someone to find it. They hire me to get their house SOLD.

If going a step beyond is what it takes, then that is my job.

I just recently listed a very nice high end home. In listing it, we didn't pull any punches.

  • Virtual Tour
  • Interactive Floor Plan
  • Interactive Design Tools
  • Property Website/Blog with loads of content
  • More pictures than most agent know what to do with

The anonymous email writer wasn't happy that I did "too much" on the listing. Apparently other buyers may now expect "too much." Too bad. My agent duties don't extend to making life easy and cheap for other listing agents. My duties are to MY seller.

I can't even say that I appreciate the advice. In this case... I don't. There is no way that I can tell my sellers that I will do everything in my power to get their home sold... unless I am doing everything I know to do to get their home sold.

That is my job. Bummer that I won't play fair...

Wait a minute...someone sent you an email that said you were marketing, in essence, was too good?


That is the most insane thing I ever heard.  I guess you need to come down to the gutter with all of the crappy agents out there. How dare you do you a good job! (this is sarcastic of course)

What a bad man! Give everyone else a chance and stop doing a couple of the extras so you seller gets a few extra buyers and gets a bit less it's better for the average agent. Ok

Wow...that goes to show you how other agents ARE not doing their job if they spend their time writing emails saying you're doing too much!  Uggh!

Blane -that interactive design tool is really cool.  Is that part of the obeo package?  I was amazed and I played around with changing the wall colors and floor choices.  Nice.

Wow, you are mean :) ! As a newer agent it blows me away that there are agents that aren't willing to go above and beyond for their clients, especially in this market! Thanks for this post.

Don't ya just love those anonymouse guys?  I've had a few of those lately myself.  And it sounds like you have a great listing package!

That's pretty funny.... you're doing too much?  haha.  Must be from a stick-a-sign-in-the-yard-and-wait agent.  Freaking hilarious.     

OMG - this is so funny!  How incompetent do you have to be to actually put in writing that someone is doing "too much" for their sellers!!!

smileys Lane.  I don't have business in the upper end, but if I did I'd pull out all the stops just like you do!  Even though the average price range of my listings is under $200,000, I still do virtual tours, nice flyers, brochures, some print media, and I feature the listing in many places online...including my blog, 3 personal websites and many other websites as well. 


Since your listing is listed for almost 1 million, your seller clients are paying for and deserve the best marketing plan available.  I say WELL DONE!


According to the blog post I read earlier today, of a Florida agent who "does full service listings for $595", all of these marketing tools are a complete waste of time...they don't work.  Well, I disagree and obviously you do too!

There is nothing unfair about being more competent than your competitors!


This non-sense comes from the late sixties, when it became PC to equate equal opportunity with equality of out come. The only way to achieve the latter is to discriminate against everyone, that's unfair, to everyone.



Lying is unfair, normally fraudulent, and illegal!


 


Being more competent than your opponent is a moral obligation to your client!



Incompetent representation is like knowingly taking a knife to a gun fight, you get what you deserve!

Lane - call me crazy but that email is obviously from someone extremely lazy and unmotivated. Perhaps the investment of time in that email to you would have been better spent working for their clients.


I would not categorize your effort as "not playing fair" but more like providing an exceptional level of service. I can smell the referrals......

Sounds like you provide excellent service to your clients and too bad if someone can't take it! I'm glad to hear about all that you offer so I can learn a thing or two from you guys at the top! Way to go!

LOL, that is TOOOO  FUNNY!  You should put that anonymous email in with your future listing presentations.  The fact that other "average" agents send you hate-email has to be a point in your favor for some sellers!  :)

Maybe you will get more listings because they can't produce.  You go for it.

LOL  Love the picture!!!  You go Lane!  I don't play fair either and have some of the locals (some even in my office) gunning for me.  All because we want to get our clients homes promoted to the best of our abilities.


Looks like you have a few more tools in your arsenal than me though... interactive design tools?  Hmmm!

OM - You mean there are lazy agents that don't want to compete?


Meli - I'm not at the top... and that is why I am doing this.  Of course, at the top I'll have a bigger budget.


Marlene - Now that is funny...  I would love to have a reel of agents saying that I am mean and not fair because they can't (or won't) compete.
