Hi Kerry and welcome to AR!  I love the idea of a pre-listing inspection, however many sellers in my area haven't warmed up to the idea and don't want to spend the money up front.

Here are some key reasons to sujjest a A pre-listing home inspection.

It can detect previously unknown problems and or potential surprises that you may wish to address prior to selling your home.  Giving you a competitive advantage over other homes on the market - helping you sell your home faster and at the highest possible price.  It also provides with opportunity to make repairs to your home in advance, helping expedited the sale of the home.

  • It allows you to see your home through the eyes of a critical third-party.
  • It helps you to price your home realistically.
  • It permits you to make repairs ahead of time so that ...
      a.  Defects won't become negotiating stumbling blocks later.
      b.  There is no delay in obtaining the Use and Occupancy permit.

    I think pre listing inspections are a great idea ,but marketing them is another story.5 years and only 1 prelisting inspection for me.

    Pre listing inspections are a really good idea, but Ravi is right, people just dont want to spend any money up front when selling thier home. If they only knew that it's gonna wind up costing them a lot more than the 300.00 inspection, when the buyer's inspector finds a list of things wrong with the house and then the buyer comes back and reduces their offer by THOUSANDS!!
