Although the federal tax credit has expired, there actually are numerous programs throughout Georgia that will give those that work in some of the most undervalued occupations down-payment assistance for their next real estate purchase. If you are employed with any of the following (and in some cases even if you are a volunteer), you may qualify to receive $7500 towards your home purchase through Georgia Dream's PEN (Protectors, Educators, Nurses) program:
PROTECTORS: ALL employees (whether administrative, janitorial, personnel, etc. staff) of the military, police department & other law enforcement agencies and fire department (including volunteer firefighters).
EDUCATORS: ALL employees (whether teachers or administrative, janitorial, personnel, etc. staff) of public and private schools that are accredited by the state or a regional accredited association and state certified teachers of schools not accredited.
HEALTH CARE WORKERS: ALL employees (whether nurses, doctors, or administrative, janitorial, etc. staff) that work for a state licensed health care facility (such as hospitals, dentist offices, health departments, nursing homes, etc.).
