The interior designer hired to create a model home at Hali'ipua Villas, the newest condo development at Hualalai Resort happens to be a client, friend and frequent resource for my other clients. Last week I got a sneak preview as he put on the finishing touches (followed by lunch at the Four Seasons, of course).

All the Hali'ipua Villas have 3 bedrooms on the entry-level floor surrounding a courtyard with doors opening to an indoor space probably best used as a media room. The upstairs is reserved for the more active living spaces: great room opening to lanai with built-in grill and big ocean views; kitchen, dining room, and a little nook behind the kitchen that could work as an office or prep room for caterers.

As with the other condo neighborhoods at Hualalai Resort, there are only a handful of buildings (four in this case), giving a low-density feeling. And with only three townhomes per building, each condo villa has the sense of being a true residence. The savvy buyer could spend just a little money to give an even greater sense of presence to the entrance, by removing the gate and rock wall on the courtyard side, thereby opening up an ocean view first impression...and gating the front instead for added privacy.
Unfortunately, I can't provide links for you, as these developer condos are not listed in the MLS. One of the four buildings (3 out of 12 condos), is entirely sold out. The remaining Hali'ipua condos are priced at $2,250,000 for the 2600 sq ft floorplan and $2,500,000 for the 2915 sq ft unit. By the way, it is not necessary to rely on the Hualalai Realty sales staff if you wish to purchase. It is always a good idea to have an outside buyer's agent representing you!
There are other exceptional choices in the entry-level ($2 -2.5 million) Hualalai Resort condo communities, both resale units listed by the developer and ones listed by outside agents. Some of them come turnkey furnished.
Prospective buyers should keep in mind that in addition to the condo HOA maintenance of $2200-2500/mo, they will pay separately for membership dues in the Hualalai Club to enjoy the fabulous amenities and services, in addition to the one-time fee if $225,000 (2010). In general, your total costs of ownership for entry level Hualalai resort condos will be in the range of $75,000/yr.
