Recently, I received a memo from the head of Hawaii VA Home Loans, Ivonne Perez, through a loan officer for a current Hawaii VA Loan & Real Estate Transaction. Realtors® and everyone else involved in a Hawaii Real Estate Transaction should be apprised of the current situation of Hawaii VA Loan Appraisers.
As it stands Oahu (Honolulu County) has the highest amount of Hawaii VA Home Loans and Ivonne Perez stated, "The Island of Oahu requires the most time to complete (an appraisal) based on the volume of VA loans in progress".
We are all instructed to adjust our time lines accordingly and most likely count on just an appraisal taking 5 weeks to complete. A closing now will take 45-60 days and therefore putting our military personnel and veterans in a predicament.
Our Hawaii Military Relocation Clients fly across the Pacific Ocean and they are adamant that they want to purchase a home and take advantage of their Hawaii First Time Home Buyer $8,000 Tax Credit. They have to stay in a hotel until the transaction is complete, and if the appraisal is taking WEEKS to complete our client's are either going to wait it out in a hotel with their children .....or move on to renting a home.....and paying someone else's mortgage.
I believe that these are unnecessary wait times and it is NOT TAKING CARE of our Veterans.
HIRE MORE VA APPRAISERS if they are so busy!
Our VA Guaranteed Home Loan for Veterans of the United States Armed Forces is a great opportunity to Buy a Hawaii Home and utilize their Honolulu County Basic Housing Allowance (BAH) and also utilize their Hawaii First Time Home Buyer $8,000 Tax Credit too.
Why do they give so much incentive - only to discourage the Veteran?
I have my thoughts. How about you?
