According to the REALTORS Association of Maui, home sales on Maui were up slightly by 5% this year (1/1-12/31/07) compared to the sale time last year. The median price of a residential home declined by 9% to $630,069. In Kihei, the number of sales declined 13% and the median price of a home decreased slightly by 4% to $729,850. In Wailea/Makena, the number of sales was up by 13% and the median price of a home only decreased 2% to $2,028,500.
Condos sales experienced a 5% dropped in 2007 compared to 2006, but the median price was up slightly by 6% to $550,000. Areas that showed the strongest growth were Kihei and Kapalua. The number of sales in Kihei jumped 21% and the median sales price jumped 8% to $427,000. Sales in Kapalua increased 17% and showed a 14% jump in the median sales price to $1,256,500. In Wailea/Makena, the number of sales increased 15% and the median price only declined slightly by 3% to $1,328,775.
Now is a great time to buy! Buyers have lots of options now as inventory of condos and homes has grown, and interest rates remain relatively low.
