Sunday Market Snapshot: Week of Feb 9 - Feb 14

Oahu Real Estate Talk presents the market statistics for the week of 2/9/09 to 2/14/09. These statistics cover the neighborhoods as outlined below and are for single family homes only.

The Kailua market saw doubled in new listings this past week. The 18 new listings that hit the market last week range from a 3 bedroom, 1 bath home in the Koolaupoku neighborhood for $525,000 to a 3 bedroom sandy beachfront home on North Kalaheo Avenue for $4,900,000. This beachfront home is unique because it has a rare non-conforming use certificate which allows for short-term rentals. This income producing property is continuously booked with vacation travelers.

Kaneohe also saw an increase in the number of new listings that hit the market last week. There are now 120 homes available for sale and there were no recorded sales last week.

Mililani saw a decline in new listings last week and an increase in the number of homes sold. Seven Mililani homes changed owners. On average, the Mililani properties sold for 98% of their list price - 3 of which had sold at full list price. This is an indication of how Mililani continues to experience a relatively strong market interest and activity. The average price per square feet for the homes sold last week is $334.24.

With 4 new homes listed last week, Waipahu also saw a decline in new listings from the previous week. The average price per square foot for the 3 homes that sold last week is $256.67. These include a 3 bedroom home in Royal Kunia that sold for 100% of its list price, $499,000, a 4 bedroom home in Waipio Gentry that sold for $590,000 and a large 8 bedroom home in Lower Waipahu that sold for $555,000.

The Ewa Beach market had 13 new homes that hit the market. They range from a 2 bedroom, 2 bath home listed for $290,500 to a 5 bedroom home listed for $525,000. If you are looking for space at an economical price, you should definitely check out the 4 bedroom, 1988 sq. ft. home listed for $359,900. The home has been partially remodeled and is in need of a new owner to finish. If rolling up your sleeves to work on your home is not your cup of tea, then you may want to consider the 4 bedroom, 3 bath, 1524 sq. ft. home in Ocean Pointe that is listed for $445,000.

All 3 newly listed homes in Kapolei are located in the Kapolei Knolls neighborhood. The homes include a 3 bedroom, 2 bath, 1800 sq. ft. home listed for $595,000, a 5 bedroom, 3 bath, 2327 sq. ft. home for $660,000 and a 5 bedroom, 3 bath, 2235 sq. ft. home for $725,000. The average price per square foot of the 2 homes that sold is $294.12.

With the addition of the 5 newly listed homes in Makakilo, there are now 74 homes currently for sale. If you were looking for a large home in Makakilo for a good price, you missed out on the 4 bedroom, 2.5 bath, 3391 sq. ft. home on Kokole Street that sold for $540,000 and 2% of the sales price credited to the Buyer to cover the Buyer's closing costs.
