Princeville Kauai condo (and house) + short sale update for the week of Aug 22nd to 28th

Aloha,

This will be my last weekly update until Sep 20th as I'm going on a vacation where I am unable to take a computer due to the fact that I have to use soft side luggage plus there are weight restrictions, not to mention that I don't think I have connectivity or coverage in Africa. But that's another story. Here's your update for the week just past: (Please keep in mind that the information which follows is accurate as of this date and will change daily.)

Villas on the Prince 12, Emmalani Court 422 and 524 show up as new listings this week because the agent changed brokerage affiliation. All three of these properties were already on the MLS. Cliffs 9201, priced at $549K returns to the market having been previously listed from 8/07 to 1/09 during which time it went from $975K to $765K and again from 3/09 to 6/10, starting at $685K and reducing to $589K. This agent owned unit sold as a leasehold in 12/86 for $135K with the fee purchased in 11/91 for $22,500. It is a second floor end up ocean front condo with great views! Nihilani 1A, a ground floor 2 bed/ 2 bath Moana unit comes to the market at $575K after selling from the developer on 5/08 for $690K. A little high for what other Moana units have sold for recently:

Ka'iulani 74 expired priced at $849K on 8/26 and is back on the market at a new price of $799,900, having sold from the developer for $898,250 on 4/07. It is apparently not a short sale. You'll see this unit again under price changes.

After 424 market days, the short sale Nihilani 1B went into escrow priced at $519K. This is for the 3 bed / 2.5 bath Makani townhouse model which initially sold from the developer in 3/07 for $912,788. Looking at the market today, it's just unbelievable to think properties were "worth" that back then. Hope this stays in escrow!

Three condos closed this week: Hale Moi 208 sold for $275K while listed for $295K. This unit was purchased at a non judicial foreclosure for $185K in 2/10 making this seller a nice profit. Short sale Sandpiper 228 was purchased for an amazing $535K back in 6/05 and closed this week for $270K while priced at $349K. Nihilani 13C, a bank foreclosure which sold for $738,119 in 2/06 sold for $431,900 while listed at $418,900. This is for the 3 bed / 2.5 bath townhouse Makani floorplan - a nice price!

Nihilani 25B, the reverse floor plan 2 bed/ 2 bath Hoku mode, purchased from the developer in 12/06 for $776K expired after a year on the market priced at $599K. Based on recent pricing and sales of larger models, it's no surprise this unit didn't find a buyer. It is not a short sale.

Two Ali'i Kai units owned by the same seller withdrew from the market: unit 4304 which was purchased for $541,500 in 2/04 and 4303 which sold for $490K in 12/03. This unit started out priced at $795K in 12/09 while 4304 first came on the market in 8/09 at $940K.

As for price changes: As I mentinoned under "back on the market" Ka'iulani 74 reduced from $849K to $799,900. Pali Ke Kua 13, which sold for $121K in 8/96 reduced from $499K to $489K. The bank owned Hanalei Bay Villas 8 reduced from $633,900 to $604,900 having sold for $730K on 6/05.

Of the new listings, two of them, 4104 Aloali'i and 3626 Kaweonui, are making their first appearance on the market since being built by the current owner. 4165 Kamalani Lane is a foreclosure offering and Lei O Papa shows as "new" because the agent changed to a different brokerage.

That's it for this week. As I said at the beginning, I'm off to a Africa for a horseback safari in the Botswana Okavango Delta then on to Victoria Falls. My horse is just happy she's not being pressed into service. My hubby, previously a non-rider, has been taking lessons for over a year and I'm hoping he learned all the right stuff!
