So far this year my wife Melynda and I have helped 20 first time home buyers! Through these 20 transactions we have learned a lot of what you as a first time home buyer are concerned about and we know how to save you the most money and time.

The first advice that most of these "first timers' would give you is to know what you are looking for and know your price range! Many of these clients have told us that prior to working with us they had an inexperienced Realtor who was constantly sending them listings that were too expensive.

The second piece of advice is to have us do a market analysis on the house before you make an offer to make sure not to over spend. We average helping our buyers pay around 95-96% of the asking price. That is 1-2% of the average for when buyer and seller come together on a certain price. On a $100,000 house that is $1000-$2000!!! What else can you do with that money?

We also are big negotiators for you to get your $3000 or more of your closing costs paid for by the seller. After the contract is negotiated then we can help you also negotiate after the inspection is over. We see houses that need extra work that one doesn't see with the untrained eye. After the full house inpection it is typical to see another $250 to $2500 or more of needed repairs.
