Five years and a half years ago I got a floor lead. For those outside the industry, a floor lead is one where a prospect calls
into the brokerage seeking information about a property and the call is patched through to any agent who happens to be receiving calls that day. This particular call happened to be from a group of folks that were looking to get into buying and selling foreclosed properties.
The home they were looking at that night did not work out for them, but, five years later, together we've found eight homes that have. In the process we've become good friends and have had a lot of interesting experiences.
A short while ago I received a call from them. They'd seen a town home they were interested in on my DAILY FREE FORECLOSURES LIST. They wanted to see it right away. It was Sunday evening and I was just rolling in from out of town but I knew that if it was a good deal, we needed to act fast. Accordingly, I headed over there with my (reluctantly cooperative) wife and three children in tow. It turned out well though because all the partners showed up with their children as well, so the children amused each other as the adults looked over the property. Turns out they wanted it.
I had a feeling that we could get a deal on the property and so we took a chance on a low ball offer. We haggled back and forth with the government entity that was selling the property but I made a persuasive enough case to the selling agent that the asset manager decided to take our all cash, quick close offer and run with it. After a super short escrow period of about two and a half weeks we closed. The clients were ecstatic. They worked on the property for a few weeks and then put it up for rental. They had a flood of inquiries and renters were furiously jockeying for the privilege of renting it.
I was at least as happy as the clients because I enjoy getting them great deals on good properties and this was definitely a good property, an only 4 year old town home in the Village at Arbor Chase in Pleasant Hill. They were very thankful as well and agreed to write me the testimonial that follows, which I much appreciated:
