I had this wonderful agent call me today and discuss the possibility of listing or not listing a property. It was with a friend of hers, but here's the lowdown. The house is in shambles, the mechanicals are 20 years and out, and the house is on one of the busiest streets in Cedar Rapids. The owner does not plan any remedies to the situation. Here's the other side: another agent she talked to said that even if she took the listing for 30 or 60 days, that she would at the very least get name exposure on the sign posted, newspaper and T.V. exposure as well. I'm kind of torn between what I would do. Sure, the exposure is nice but what if the property sits and sits for months WITH YOUR NAME on the sign and nothing happens. Does the public attach a negative connotation with a property that sits for a long period of time with an agent's name on the sign? Plus, with the winter months fast approaching, does the "hungry agent" attack the listing and take what he/she can get before hybernating for the winter?
