Des Moines market fares well according to local board data

Sales in the Des Moines market may be off there heady peaks of 2005 and 2006 but fortunately we here in Des Moines have been somewhat insulated from the sever slowdowns experienced elsewhere.

According to local board data release in the beginning of June:

  • The number of solds reported for April 2008 increased 29% from March 2008.
  • The average sale price in April reflects an increase of over $10,000 per transaction over the prior month which is consistent with a spring market ramp up.
  • Active listings have increased, but this is typical in the spring.
  • April 2008 pendings were up 20% from March, an indication that the market is experiencing a steady recovery.
  • Market activity increased for all types of property.
  • Days on Market figure reflect the increase in new construction pended sales. New construction days on market figures are typically lengthy since these properties are often listed from the time the builder buys the lot and remain on the market through the entire building process.
  • Because of the variety of homes available buyers are looking at more homes and taking their time to purchase.
  • Despite the near daily news in the press chronicling the legal imbroglios many local home builders are undergoing, overall area sales remain solid and there is steady buying.
