Boise has had a large growth driven by in-migration of people from other states. At the peak of Boise Idaho Real Estate when sales were many and home values appreciation was strong Idaho saw major influxes of people. Today we continue to have a lot of new home buyers but who are they? Here is another insightful report from Build Idaho

2011 Idaho In-Migration Report

While Boise Idaho is no longer a secret it is still not considered a major metro. Let's face it the entire state is not as populated as even Salt Lake City, UT. What we do know though, is that they keep coming.

People from all over the United States continue to choose Boise Idaho Real Estate. Who are they? I interview people who buy new homes regularly and it continues to be 2 core characteristics. The first is family. I can't tell you how many people came to Boise to be with siblings or grandchildren. The other characteristics is retired or semi-retired. If you read real estate trends, one that consistently gets mentioned is 'empty nesters.' These are people that have had kids who are no longer in the house. Most of them are retired or semi-retired people.

The following is a series of charts based on data from the Idaho Departmetn of Transportation. In short, every time someone transfers their driver's license, the state tracks where they live in Idaho and what state they came from.

Chart A
This is a summary of total In-migration to Idaho from 1999 thru 2010. The Red line tracks how many were from California, as they are the majority.

Here is total In-Migartion by County, excluding Boise, ID (see Chart C), from 2006 to 2010. As you can see the cummulative increase has been dropping although Canyon County has started to level off so maybe 2011 will be the year Canyon County will see a trend upward in the total new people moving to Nampa and Caldwel.

Boise, Idaho (including Eagle, Kuna, Meridian and Star) has started to see a rebound in the number of people getting an Idaho Drivers License. It looks like 2010 may have been the turning point for new construction.

Just a note- this is not a population trend analyis necessarily. These graphs and other insights are based on Drivers Licenses.
