For the past several months one has not been able to avoid the negative news regarding the fall of sub-prime lending, falling real estate prices and record real estate foreclosures. Many states are feeling the results of all of these real conditions.

Yahoo reported today, May 12, 2006 Where Home Prices are Hot that several cities are bucking the national trend and have actually seen 5.9% or stronger appreciation from the 4th quarter of 2005 through 2006. Boise, Idaho and Seattle Washington actually saw double digit appreciation in the same time frame. Other cities seeing a minimum of 5.9% appreciation during the same time frame according to the Federal Housing Enterprise Oversight are:
