Most first time home buyers need to be educated...Sometimes other home buyers need a reality check.... I have written the seventh offer for a very nice couple... There have been 5 houses bid on.... They seem convinced that they should be able to bid under 10 K under the list price and get closing costs.... The only way they can do that is to start with an overpriced home...
Offer number one was too low and they new they were in competition.....
Offer number two was low but it was accepted...The home was just a bit overpriced....There were problems with the inspection and the buyer panicked. On the third time they asked I got them out of the contract....The next day they wanted back in....
Offer number three was on the same home but was rejected by the offended seller....
Offer number four was less then asking price but spot on for value....It was also rejected....
Offer number five was on an REO ...They came to the plate because I told them they had to....It was accepted...Clerical problems with the length of time on the market....then rejected...
Offer number six was submitted the next day....If thing went well would have been accepted on Thursday when we were the only offer...It wasn't and by Monday we were in a multiple offer situation...They refused to sign the multiple counter form and the offer fell...The next day they wanted to sign it....
Offer number Seven was buying a flipped property...The offer was a bit low but spot on for market....It was rejected because another higher cash offer came in....
My buyers need to realize they need to come to the plate if they want a home.....They want a home but they want a bargain also....
The first home and the REO were bargains....
My buyer like one one of my listings that needs to be reduce....They wanted to offer $8K less and closing cost....I talked to my seller....She didn't want to consider anything less then asking price...Even though the house is only being shown once a week....They wouldn't consider going up a bit....I didn't write the offer...
So tomorrow or Saturday we will probably go out again....They will probably offer again...They probably will offer to low and be rejected. I will of course encourage to bid higher reminding them that their closing costs are worth $4000. Of course I have always done this....
Last year they could have done this but this year the market is very hot. They need to come to the plate if they want a home...
I hope that the next offer settles the deal.....
