SIGNAGE SELLS!

We all know that actual FOR SALE signage on a property is still your best advertising. The numbers support this every month.

I recently listed a commercial property that was "priced to sell" but the client didn't want any signage. I tried to convince him of the importance of signage but he felt it could negatively impact his business. He knows his business and he IS the client so...we went with no signage.

My team pushed the product...realtor round table discussions, assorted real estate tours, media advertising, internet advertising, etc. NOT ONE PHONE CALL in 2 months. This is the worst market in "recent" history and it is the Holiday Season...blah, blah, blah, so it is understandable... but still discouraging.

We met with our client 3 weeks ago and we decided to finally try signage. We received our 1st call the following morning from an interested buyer. We have received 2 other calls from interested buyers in the last 2 weeks and there is a possibility of multiple offers.

Concidence? Perhaps. I think this is just another example, however, of the importance of SIGNAGE. We must use all of our tools in these less than ideal economic times.
