Schweitzer Mountain Best Buys

There really are some great values right now at Schweitzer. We didn't see this as much at the beginning of the ski season, but as the season starts winding down it appears that some sellers are getting very aggressive in their pricing. And as we have seen so far this Winter, the really well-priced property has sold rather quickly.

My client just closed last week on a Glades unit at $675,000! This was not far below the final listing price of $699,000, and he was ready to jump immediately when this new price was listed. The most recent sales in the Glades from 2008 and before were in the $800s price range!

On the lower end of the market, there is now a 1bdr Black Bear condo reduced to just $129,000! I guarantee this will be under contract within a matter of weeks. The initial price had been $199k, and this is the lowest priced condo on the market at Schweitzer today. Its really a decent place for the price. The location is not bad at all- a quick walk across the street to the groomed trail behind Chapel Point (or ski down from this trail). Or you can cross the street to another groomed trail taking you to Musical Chairs. Plus being next door to the St Bernard is a nice option for dinner or drinks.

Another exceptional value right now at the lower end is a Schweitzer Creek condo just listed at $252,000 furnished. This is a 2 bedroom 2 bath that is by far the lowest priced 2bdr condo on the market. The location is also pretty good with a short walk to the Village. Previous sales at Schweitzer Creek closed at $349k in Dec 08 and $329k in Jan 09. Three other units in this complex are also available, priced from $309k to $370k. This is another one that is going to sell very quickly in my opinion.

Going into the 3 bedroom condos, there are two of the lower priced condos at Schweitzer that are also very attractively priced. First is a newer Boulder Springs condo (the long red building at Slalom and Telemark). This is 3 bdr, 2.5 bath, large balcony, 1581 sft, offered today at just $315,000!

Also a Chapel Point 3bdr, 1153 sft, originally priced at $469k, has now been reduced to $349,000. This would be by far the lowest price paid at the desirable Chapel Point in years. Keep in mind this is true ski-in/ski-out, with a groomed trail coming to your back door.

Another fantastic value is a new listing at Crystal Court, the first building on the right as Crystal Springs road switches back (just above Schweitzer Village). Of course the ski access doesn't get much better and most everything above the village on this trail is in the $500s and above. This new listing offers a 2bdr + loft, ski-in/out, for just $349,000.

I'd be willing to bet that all of the above will be sold by April. The market is not as bad as people seem to think. Those that are in a position to move forward when the right place presents itself are going to be extremely happy with their investment. There has not been a better time to buy Schweitzer than right now.

What's more there is quite a bit of activity going on behind the scenes with Schweitzer's ownership. While they have been relatively quiet about their plans, suffice it to say that there will likely be some high end product with potential club facilities coming to Schweitzer Village by next year. This reinvestment in the mountain, along with the continous on-mountain improvements, are sure to raise property values as we come out of the current recession.
