When your home is for sale, buyers need to look at your home. At some
point a buyer may ask to come back for a second showing. This is a good
indication that your home meets most of their requirements.
Why
do Buyers Need a Second Showing?
Consider that today buyers
have many more homes to choose from and may need several visits out
with their Barrington Buyers Agent to view all potential candidates.
Consider also that their visits may be spread over an extended period
of time.
Most likely a buyer can remember the basics about every home they have
visited, and have created a short list of potential homes.
It is unlikely your home is going to be the only one they take a second
look.
What
Are Buyers Going to Look For?
A second showing
will solidify the location and curb appeal of your home in their minds.
Lay-out of the home will likely be looked at much more closely.
Quality, condition and state of repair.
Condition of carpets will be closely looked at.
General condition of both exterior and interior, buyers will be making
a list of expenses.
Upgrades or lack of. Again buyers are going to be doing math and
calculating costs.
Does a Second Showing Mean an Offer?
The short answer
is no. The longer answer is either maybe or not necessarily.
Remembering why
buyers need second showings will tell you that buyers have alot of
information to sort through and homes can get pretty jumbled up in
their memories.
Your potential buyer maybe considering
your home, on the other hand the second visit may make them remove it
from their short list.
Third Showings?
Oh yes this is
much more likely in todays market that ever before. Houses rarely get
snapped up in days, so buyers have time to get it right!
