As Realtors we have a number of business costs and if we intend to do this as a business and not a part time hobby, we should invest in our business and buy the tools needed to help our sellers achieve the objective; SELL THEIR HOMES.
One of these tools is a Lock Box. Each digital lock box costs about $100 and if an agent has a lot of listings this can become a pretty costly expense, but they are absolutely a necessity when trying to sell your home. This week I am scheduling all my showings for Saturday. My clients are coming to the area to view homes and have selected several homes they want to look at. In the middle of my schedule is a Short Sale in Barrington. You would think the owners of this home would move heaven and earth to get a contract, but apparently not. They have chosen NOT to have a lock box, or the out of town agent they are using cannot afford to buy one. Either way, they have asked if I can change my entire schedule to suit them.
It may seem an easy thing to do, but I already have other owners with-out lockboxes staying at home to let me in. What do I do? Ask the other owners to change their schedule just for you? If you had a lock box, I would show your home at the appointed time by accessing your home via the key in the lock box. If I was running early or late, I would call your agent or the office to ask if it were OK to come a little earlier or a little later. Without that lock box, I may not be showing your home. My clients are well qualified, have a good deposit, are ready to buy and wanted to see your home. If they don't find something this time round we may come back on another weekend, but then again something new on the market may spark their interest and your home will be forgotten.
If you have ever worked as an agent, showing 15 to 20 homes in one day, with toddlers as well, you would understand how much effort goes in to arranging a day long schedule of showing homes, bathroom breaks, food breaks, let alone trying to stick with a time schedule. I respectively suggest, you get that lockbox. Let me access the key to your door and I may just bring the buyer you are looking for.
