My experience has shown that Virtual tours (and/or simple multiple pictures) on listings drive many more potential buyers to your listings. This is a visual world and if the isn't a picture of the property, forget it. If there aren't multiple pictures or a virtual tour, online traffic to the listing will drop off by 75%!

In other words, a property with a virtual tour or multiple pictures will get clicked on 3 times more often than one with just one picture or no pictures.

Take this with a grain of salt, though. Just because you have a VT doesn't mean that the offers are going to come streaming in. 1. The pictures have to show the property in the best light. Clumsy pictures with people, animals, dirty dishes and underwear in them will just turn buyers off. 2. This may sound strange, but if the quality of the picture isn't good, if it's grainy or blurry, people have an immediate negative feeling about the house as well. 3. If the VT takes too long to load, buyers will just pass it by. Simple high quality pictures are the best for VTs.

That all be said, I still think the best sales tool is the PRICE. You can take as many pictures, put in as many ads, have as many open houses as you like.... If the price isn't great, you'll STILL be trying to sell you home!
