I recently returned from Las Vegas, NV where I attended ProAct, 6 days of classes that will enable me to get my Certified Real Estate Specialist (CRS) designation. The classes were from 8:30 A.M. to 5:00 P.M. each day. It was a grueling but extremely rewarding learning opportunity.
The class I found the most beneficial was the class I was most worried about, "Financing and Tax Advantages For Agents and Their Clients", taught by Dale Carlton. I told him the first day of the class that I had to take off my shoes to count to 20 and asked if I would fail. By the end of the 2 days I was using a financial calculator and calculating mortgage rates, interest rates and unpaid balances on mortgages.
One of the most valuable things I learned was the 90 day rule that if you pay cash for a property in order to be able to deduct the interest on a subsequent mortgage, the new mortgage must take affect within 90 days of the purchase.
I also learned a good deal about capital improvements and got capital improvement work sheets that I plan on sharing with my clients.
I couldn't believe it when I got my grade and found I had gotten 96% in the class. Wow! what a relief.
I also took a referral and sales course which were both excellent. I hope to get many out of state referrals as a result of my attendance at these 6 days of classes.
I guess there are many ways to win in Las Vegas and learning new ways to help your clients is one of them.
