Statistics here relate only to the Village of Round Lake. Other Round Lake villages will be reported separately.

Round Lake Beach is still the largest of the 4 Round Lake villages but Round Lake itself has undergone some fast development in the last few years with many new developments reaching as far south as Route 60 and very close now to the new developments in Wauconda, especially Liberty Lakes, Wauconda off Gilmer Road. The Round Lake area is one of my secondary markets. When real estate was active I nearly opened an office in Round Lake but plans were put on hold during the slower real estate market .I have sold numerous homes in the area to first time home buyers and the choice today is huge. Prices are low, a great way to get onto the property ownership ladder.

This chart shows that more than half of the sales in Round Lake IL were distressed sales.

In the last 12 months there have been 58 residential sales in total of which 55 were homes. 4 of these were foreclosure sales, i.e. homes owned by the bank. 3 of the sales were short sales. i.e. homes owned by sellers that owed more on the mortgage than the home could sell for and sold due to financial hardship. If you want to buy a foreclosed home in Round Lake, you might want to consider all the Round Lake villages, Hainesville and Volo as well.

Currently there are 112 homes on the market in Round Lake Illinois that are distressed sales. Of those 12 are a bank foreclosures, 8 are under contract, 100 are short sales of which 37 are under contract. Buyers have plenty of choice and can steal some very nice nearly new homes for just above $100,000. The disadvantage to many buyers trying to buy a short sale home is the period it can take to get a response from the lender.
