In our discussion of the Top 5 Questions in Buying a Home, let's answer, "how can I find a great deal; there are a lot of foreclosures out there right now." There are lots of search criteria available to the general consumer to search for a home in Carmel. You can search by price, how many bedrooms and baths and by square footage.

But, as a Realtor® serving the Carmel Real Estate market, I have additional criteria that can help you narrow your search to give you exactly or close to what you are looking for in a home.

I can search for many different types of criteria from fenced yards to master on the main level to the size of the yard and for distressed properties. We group distressed properties to include "bank owned", "pre foreclosure", "possible short sale", or something much less such as "needs cosmetics". Realtors® are required to list the property with as much information as possible to most accurately describe the property.

Finding a great deal begins with using a Realtor® because of the search capabilities available to us. But it goes beyond. Once we go to the home, we can help assess the amount of work and the issues that may be barriers to getting it closed.

More importantly many of us are trained to understand the right questions to ask to discern the likelihood of getting to the closing table. Questions can include:

1. Is there a 2nd mortgage on the home?
2. Is there PMI on the mortgage?
3. Has the hardship paperwork been filed?
4. Has the BPO been done and received?
5. Do you have the name and phone number of the negotiator?

These questions will help determine the timing of offer to offer accepted to closing which can be very important if you have a lease termination date or if you have sold your current home and are looking to buy a distressed property.
