Well, good news and bad news. The bad news is that the number of homes sold and the average sales price is down for July 2009 vs. 2008. The good news is that even though it is down, it is still better than YTD averages. There are also 820 active homes on the market with an average asking price of $541,327. The absorption rate, or number of months supply of homes, is at 9.57. This is a little high for my liking, but still within reason and indicative a relatively balanced market but definitely still tipped towards buyers.
