December saw a vast improvement in the number of homes sold compared to last month’s 36% loss. December saw only a 7% decrease in sales activity since last year. We did however, see a larger than normal decrease in average sales price with the average being 7% lower this year over last. The piece of good news that has me feeling pretty good about the Noblesville real estate market is the absorption rate. It sits at a relatively low 6.42, which means there is a 6.42 months supply of homes currently on the market. This is indicative of a healthy, balanced market.
