The last few months have really been exciting for me. I have written more offers this last two months then I have all year. The buyers are coming out of hiding and based on the price range I seem to be working most in, are buying their first home. Just in time for the Tax Credit.
Here's the thing. I am finding that in order to keep these new buyers in the deal until the end I have to know everything the lender, appraiser, closing attorney and everyone else involved should know about their part of the transaction. It is quite surprising to me the number of Loan Oficers who don't know the rules and regs regarding a multitude of things. The same is true of the Home Inspectors. Even the Title Companies seem to be missing much of what they should know.
When all this Real Esate fallout began a year or two back I thought this would actually be good for the industry as a whole. I was certain a lot of the folks who weren't that knowledgable about their respective field would be weeded out, leaving behind well informed professional people who would help us get the deal done. Turns out this isn't necessarily the case. It appears the good guys gave up first and what we have been left with are folks who just don't understand.
So, if you plan to get a deal to closing these days I think you had better learn all you can about all the related fields to Real Estate. I have always tried to keep up with all the other guys and thank goodness I did. I find myself not only walking my clients through the transaction I am doing the same for everybody. I certainly don't know everything. I am trying even harder to stay on top of all the related fields toady. I have too.
