The Zionsville real estate statistics for February 2008 are perhaps a little misleading with so few homes selling. Only 19 homes sold in Zionsville in February, hence one or two homes could really throw off the numbers. Let’s take a look at the number for Zionsville real estate in February 2008:

The number of Zionsville homes that sold is down only by 5 homes but this is a 21% decrease since last year. The average selling price is where I suspect the small number of homes sold is really affecting the data. As you can see the average selling price of a Zionsville home was down 27% over last year. However, it appears that February was abnormally low for 2008 and abnormally high for 2007. I know what the data says, but I just don’t believe that we had an almost $100,000 shift in prices. It just doesn’t make sense. All that being said; I am basically going to ignore this months stats for Zionsville and wait for the next few months data to get a better perspective about what is going on in the Zionsville real estate market.
