13 Years Later!

The other day, I'm doing a Kentucky Home Inspection in Georgetown, KY on a 13 year old house. The seller was home. I asked her if there were any problems she was aware of before I got started. She said, "the heating bills are a bit high but that's all".

Lot's of tall walls (vaulted ceiling) in the house: living room, entry way, kitchen, master bedroom, second bedroom.

13 years later, as she's looking at spending a couple of thousand dollars to have the tall walls insulated (and wondering how much lower her heating and cooling bills would have been over the last 13 years), she's thinking, "BUT IT WAS NEW, I DIDN"T NEED AN INSPECTION!"

The builder is long gone.

She had a choice.

a. $300 or so for a new construction inspection.

b. $2,000 for insulation and unknown extra heating and cooling costs.

I wonder if she still thinks new construction doesn't need an inspection!
