
First, selling "Luxury Homes" is another type of ball game in the real estate world. Trying to market a million dollar home in Louisville or Prospect is much more complex than say selling a $100k home for a number of reasons.
Consider your audience...not many people can afford the million dollar home so your pool of buyers is much smaller. Also, you have to showcase the homes features and typically a home of that value will have a long list of high end amenities. It's going to take a pretty penny in terms of marketing dollars so you better make sure you have an experienced agent that has those types of resources.
Now consider this...What deems a home or property as a "Luxury Home"?
Location is a big factor. A $800k home in Louisville usually be considered a luxury home while in California it might be just above average. Amenities are the real kicker as you'll be looking for features such as granite counter tops, custom cabinetry, upscale fixtures and furnishings, master suites, lots of open square footage, multiple beds & baths and a typically something unique that most homes wouldn't have...a wine cellar, marble, heated floors, courtyard, pool house, etc...Something that makes people say WOW!
In Louisville and especially Prospect, you can find a "luxury home" starting around the $600k and up, however you'll really see a BIG difference once you get into the Millions.
