No One Does a CMA Like your REALTOR®

realtor

These days, about 67% of home buyers and sellers rely on the internet at some point in their transaction. Any REALTOR® who is either not tech savvy or smart enough to hire assistants who are, is missing the chance to interact with the majority of buyers and sellers. Not all potential clients are ready when they first look at the Internet, but there will come a day when they can't sell their home or find another one fast enough. When they are ready, will they complete their transaction on eBay? Though some brave souls take that old adage "A picture is worth a thousand words" seriously enough to buy property sight unseen, most buyers do their preliminary shopping on line but when it is time to get serious, they want a REALTOR®. The same can certainly be said of sellers.

Sellers often rely on online tools that help them judge the value of their home before talking with an agent. Many agent sites offer a competitive market analysis (CMA) that requires the homeowner to plug in his or her address, age of home, and a few other variables. Within moments, the homeowner has a ballpark figure to guide their thinking about how they would make out if they sold their property. Unfortunately, though useful to a point, the resulting computation is often incorrect.

What‘s wrong with these computer property analyses?

  • The website may have access to data for some sold properties in Baton Rouge. Only REALTORS® who belong to the Greater Baton Rouge Multiple Listing Service have the complete picture.

  • Computer searches compare your home to those within a certain distance from your home. Some homes in the area might not really be comparable in size, age, lot size, or condition.

  • The computer is working with a few statistics about your home, and cannot properly figure in the condition, the upgrades, the style, or the general appearance.

Only your REALTOR® can add the element of judgment to your CMA. It is fine to get a general idea of area prices but meeting with Sandy's Team in person will give you a realistic value for your home based on its unique characteristics as well as statistics. Whether you are preparing to sell your home in Baton Rouge or buy a home that is priced right in East Baton Rouge Parish, Ascension Parish, or Livingston Parish, call Sandy's Team today to set up an appointment.
