Buying a home does not have to cost you every penny of your savings. It may not cost you anything at all to close on your purchase. In fact, I have had buyers walk away from the closing table with a check-in-hand.

Typical fees for buyers include, home inspections, sales deposits, appraisals, down payments, property title search, and so on.

When assisting you with making an offer on a specific home, I will prepare a custom expense estimate. This spreadsheet details the most current fees in our local area. It will show you an itemized list of fees, all on one easy to read page. That gives you an idea of the potential costs to you.

During the negotiation process I will help you reduce those costs as much as possible. While there are some initial cost that you cannot avoid (i.e appraisal), you may be able to get all of that money back at the closing table.

Once you have a written contract, you must make a final decision on which financial option to use for the transaction. For many, this means obtaining a mortgage. Up to this point, we may have compared several lenders. I will help you see which lender is offering you the best deal. The type of loan, interest rates, and processing fees, all matter to your bottom line. Negotiating with lenders can pay off big time. Some lenders can provide loans with no money down and roll any closing costs that you may have into your loan.
