This condo has some great points and several worthwhile additions have been made to the property since I last sold the condo several years ago. I was totally impressed with what the current owners had done to improve their living space over the last 2 years.

The condo was a nice buy when they bought it with 4 large windows and an open floor plan. The original wood floors throughout is always a plus. The professional paint job that they had done really gives this unit a designers touch. The entire unit was painted including the columns, beams and walls. It just looks great. Having this done is not cheap but now its already been done for you.

The condo is almost 750 sq. ft of living with ample storage above the bathroom and closet. The open floor plan makes the unit feel and live bigger. The four large windows gives you a lot of indirect light during the day.

The kitchen has been updated in the last 4 years with new cabinets, granite counter tops, stainless steel appliances and new light fixtures. All the appliance stay including the washer and dryer in the hall. The kitchen features the island and many more cabinets than most of the units in the Cotton Mill condos.

The bedroom features California closets that you better organization and actually more space. The built ins against the wall stay and give you more drawers and closets without taking up a lot of space. The loft bed idea is novel and a great way to free up space for other purposes.

The condo fees include the water, insurance, basic cable, trash, upkeep of the common areas, security and much more. The in house management along with manned security is a big plus. Only the larger condo associations can afford to have these features at such low fees.

The Cotton Mill Condos has a large 25,000 sq. ft. tropical courtyard with pool, patios, and walking areas. Pets are welcome. There is a large gym on site with modern equiptment that gets used on a daily basis by many of the owners. Parking can be had by renting a spot across the street for $125 per month.

Eric, first of all I love your blog music......just awesome!  It reminds of all the trips I have taken to your spectacular city!  I love these condos, especially the windows.  The courtyard pool is also awesome.  I hope you sell many here......

Barbara, thanks for you comments.  People either love the music or complain. Then people from New Orleans march to a distant drummer where music and photos mean something.

Gosh what a beautiful condo! Great post! Are you experiencing any trouble with lending on condos?

Lenders are looking at all aspects.  I find the condo associations many times are not doing a good job getting the correct info to the lenders.  I also find many lenders are clueless in getting things done on a time sensitive manner. Stay local and you have a shot.


The rules keep changing, its like no one is in charge. I guess that is government at work.
