Website leads, pick up the phone and call them

Getting website leads is great but you have to followup with them. I send them a followup e-mail as soon as possible asking questions about their particular inquiry. Often time I just pick up the phone and call them.It has been almost 100% positive response. Usually get a response like that was "unreal to get a call back that quick" It just help cement the relationship with your prospective client and yourself. Its also makes for a good start and you can skip a couple of e-mails and ask them some questions. It has become natural sequence and has proven to be successful to date. Most of my inquires come with phone numbers. I am too busy to bug people but it shows you are on top of your business.

Eric, you are right on the money. But what works for one person may not work for another. All of Jacqui's agents have their own way of working internet leads, and they are all very successful.  I think the key is too experiment until you find out what works for you. -Charles

100% correct..  I don't know how many times i've had clients comment on how quickly I got back to them. Or that they wen't to 4 other websites like ours and I was the only one to call them back.  It does work it you apply your self.

Speed is the key.  Hit them while they are hot!

Very important. Many prospects mention to me that they filled out several online forms & I'm often times the first & sometimes ONLY one to respond...amazing.

I do the same--good job!

Internet leads are the BEST!  You can email them immediately and if they're online, they will most likely respond pretty quickly -- you know that when you do call, they'll have already reviewed the information that you need covered upfront.   Many folks using the interent like the idea of anonymity/privacy that the internet affords, if you're aware that they might want to stay 'under the radar'  it's easy to deal with them.  


I have heard from several of my fellow realtors in other companies that they are often given internet leads a few days after the initial inquiry is made.  This I do not understand --- just like I don't understand why some people print out their emails to be reviewed later???  Email and internet communciation is changing all businesses --- the ones that will survive are the ones capable of dealing with the immediate needs of the customer in a timely manner.

A lot of people shop on internet these days, it's not a secret any more, but the key is- how do you get your site seen? There are millions realtors and there are millions websites, and all of them can't be FIRST. I've received a few proposals of getting my site to the top but I am very suspicious of that. I've heard from my collegues that you can pay money, a lot, for search engine positioning,  and nothing changes.....and it's nothing you can do about it. It's just an easy way to claim that you can do miracles, and make a lot of money. So far, I haven't seen any proof. Has anyone did?

I read somewhere people expect to be responded to the same way they would if they walk in your front door.  I struggle with the speed thing.  I have a pretty firm rule I do not answer my cell phone when I'm with a client.  They get my undivided.  Unfortunately, that means I may not be as fast as other agents who will answer their cell phone--no matter where they are.

i AGREE getting back to them as soon as possible, even it is better if you answer right away :)

I also work internet leads.  I also agree that it is very important to get back to them quickly.  We seem to have a positive effect about 50% of the time.  The rest seem to be ficticious.

 

Communicate is the key, e-mail, phone whatever just do it quickly!

Maha, I believe Eric gets most if not all of his leads from his websites, Eric correct me if I am wrong (and not trying to step on toes by replying the question). He has created highly visible website that are content rich that provide a unique look at the different New Orleans communities.

Deva, driving traffic to a website is a what the internet community has dubbed Search Engine Optimization or SEO. There are various tatics a webmaster can use but the easiest is to build a content rich website. Taking the time to create pages with 100% orginal content that discuss neighborhoods, local market conditions will help drive traffic by achieving better search engine rankings. Users want to know as much about an area as possible and the more information you have the more the user will return and the more unique users will visit.

I have paid for internet leads in the past. I tried two different companies and received about the same results. I can tell you that unless you are getting "exclusive" leads it’s almost not worth the money. You may be the first one to call the prospect but someone calls as soon as you hang up making promises they will never be able to keep. However the exclusive leads can put some great pre-qualified prospects in front of you. Even if they turn out to be "just looking", they are still great potential clients down the road.

 

we always try to call on internet leads as soon as possible.  It's really fun if you're at the computer to see them come in, and you call the customer 5 minutes after their online request.... They are usually blown away.  I think people that fill out forms online have just come to expect a lousy response time.

We email back immediately. Our web site sends us a text message when certain requests are made so we know when we have a "Hot" one. As others have said, I can't count how many responses I've gotten like "wow, that was fast"/"you're the only one who responded", etc.

Given that most internet users like to be a little incognito at first, yet are comfortable with email, we almost always go the email contact route. We always ask fr a little more info so as to give them a reson to respond. And before you know it, you are building a relationship. 

My email comes to my blackberry and a call goes out immediately if I am available too. In the technology age response is everything. People want what they want NOW and you have to get them while they are hot!

I agree. When at all possible, the personal contact is going to either open the door to an opportunity eliminate a potnetial time and resource-wasting situation. Great post!

I email back as fast as my little fingers can type! As most of my leads don't have good phone numbers.

However, when they do have numbers, I will call them. Sometimes immediately, other times after some time has past.

I'm able to develop a relationship in many cases. I like my own website leads the best.

The companies I hired for leads would send me a text message on my cell phone almost real time when a lead would come in. That's a huge advantage when most agents are having to stare at their email all day waiting for the lead.

This is where having the internet with you at all times is becoming vital to Realtors. I have it on my PDA and cell phone at all times so I never miss a lead!

I call when given a number and follow up with an email. It is a big WOW factor.
