"I am not going to give it away." How many times have you heard this saying in our line of work? Especially in the past two or three years. I hate to use another saying but, if I had a dollar for every time I have heard this line I really do think I could pay for my daughters college education.
Seriously sellers have always had a hard time placing a fair value on their properties. Not just real estate but automobiles, boats, etc. But until the past couple of years real estate going down in value was basically unheard of, unless you were in a bad area or toxic waste dump. One of the best things a Realtor does is take away the emotional attachment to someones property. We give them honest opinions of what their homes is currently worth. We base this on recent sales of comparable properties. We just don't pick a number out of the air.
Even worse is a vacant home that the sellers can't sell and are now trying to sell via a FSBO. Sellers don't figure in the cost of property taxes, insurance and lawn maintenance over the years they are trying to sell their home. Also the loss of a homestead exemption.
Sellers unless you can't take the financial hit price your home to sell. Your home probably isn't more special than the other home for sale down the street. Sell it and get on with your life.
