Is this the sign that you want buyers to see?
If your listing has expired with one or more REALTORS and you still want or need to sell then you need to be very careful with your next agent or the impression that the public will get is just that....STILL for sale. Long term listings can cause a property to have a stigma within the public eye, one that can keep the right buyer from even looking at the home.
So, how do you choose the right agent to take your move to the finish line? Here are a few suggestions:
*Look for the agents that are using new and non-traditional marketing. Someone with a creative use of marketing will be more likely to see something new and exciting in your home.
*Research local agents on the internet. Look at their websites, their blogs, their online presence will tell you a lot about who they are and how they work.
*Find an agent who is able to help stage (or can connect you with a stager) the property for re-marketing as part of the refresh.
*Ask the agent if they will hold a broker's open house after the home has been refreshed. The fastest way to change the perception of the home is to convince the area brokers and agents.
Is your Western Massachusetts home recently expired? Call me today to schedule an appointment for me to do my "Expired Listing Checklist" with you. Very often I can pinpoint the exact reason that a home hasn't sold.

I can help you show the clients how to use financing to move their house
I will look into it, Thanks.
I like your letter, is this one you send out, it is nicely written and might just make your phone ring? Good Luck.
Mary: I will be sending it out the next batch of expireds. Thanks for popping in!
As far as marketing - a GOOD set of pics is usually attracting lots of interest... Good luck with expireds!
Bo
Bo: totally true! Also in this day of online video marketing, an agent who posts interior tours as well as good looking pictures can gain an advantage!
Don't you kinow you are hitting it right all along the way. We need to be in the know of how the internet can work for us. And marketing our lisitings to those market areas where the buyers for that home might be. I see many owners of our lake front homes here in the Sebago Lake area are from western Ma. So what do you think I will do if I get one of those listings in the Spring? I will let you all who are in those areas know. Using AR and the internet will help us and our clients.
I've made a living off of Expired Listings. Neat post! Thanks
Sue, that is terrific! I plan to do some research about that referral potential. Thanks for the nice comments.
Jeff and Lisa: I would like to improve in that area..any advice or killer techniques you can share?
Great information, Thanks
Have A Great Day
Glad you liked it Doris!
That is a great letter...a different twist - do you get results with it?
Sonja: I have been using it in my door knocking packages only recently. Nothing solid, yet, but I am going to keep cracking!
I like you letter. It expresses some ideas that not many other realtors are using, and it also lets the potential listing know that you may have an answer as to why their home has not sold yet. I'm sure they would want to know that.
Troy, I am sending a batch of them out today, let's hope you are correct!
Lesley-You have a great letter, how is it going, is it working for you?
Joseph, I am just starting this expired thing, but I will write an update.
