MY LAST MARKET UPDATE WAS OCTOBER 4 AND THE AVERAGE SALE PRICE WAS $645,500. THAT MARKET AVERAGE WAS DIFFICULT TO USE FOR AS THERE WERE ONLY 2 SALES WHICH IS CONSIDERABLY LOWER THAN THE LAST SEVERAL MONTHS AND 1 OF THE SALES WAS A HIGH END WATERFRONT HOME WHICH DOESN'T LEAVE AN ACCURATE BASIS FOR THE AVERAGE MARKET.

WITHOUT HAVING YOU GO BACK AND RESEARCH IT I DROPPED OCTOBER'S HIGHEST SALE AND LOWEST SALE TO KEEP THE NUMBERS FAIR AS THE HIGH SALE WAS ABOVE A BERKLEY TYPICAL SALE AS IT WAS A VERY LARGE WATERFRONT HOME WITH AN ADDITIONAL BUILDABLE WATERFRONT LOT. DOING THAT BROUGHT THE AVERAGE SALE PRICE TO $340,920

AS YOU CAN PLAINLY SEE THE SALE PRICES IN BERKLEY AS WELL AS MOST OTHER AREAS IN BRISTOL COUNTY HAVE DROPPED CONSIDERABLY.

If you look at the lowest sale price of $110,000?!?!!?! when was the last time we saw the sale price of a home in Berkley for that low...yes it included a home!! Lots of land typically sell for more than that. I understand the home was a rehab, but it did have 4 walls a roof and a small lot. My point in rambling is that homeowners need to be aware of what is going on in the market area that they live in.
