Prices (the black line in the chart above) have been doing a slow seesaw movement where we make a small gain in median price, prices soften and then rise again. The average days on market (the orange line in the chart) has been following the typical pattern based on the seasons. Starting in the fall of 2010 the average days on market lengthened until the peak in March (after all of those back to back winter storms). With the spring and better weather, the average days on market for single family homes sales in Medford shortened. Now that we’re in summer, we’re seeing the average days on market flatten out.
