Monday Morning Market Watch for Medway – 7 September 2009

Currently there are 65 single family homes on the market in Medway. The houses have an average list price of $468,000 and an average market time of 201 days. There are 15 properties available for $300,000 or less. On the upper end of the scale, there are 4 properties listing for $800,000 or more.

Two single family property came on the market the last week. The first is a 4 bedroom, 12 room contemporary on Deerfield Road. The second is a 3 bedroom, 7 room antique colonial on Lincoln Street.

No single family homes went under agreement in the last week but three properties have been flagged to go under agreement soon.

Since the last day of the month rolled by there were a number of homes sales. Seven single family homes were sold in the past week. One was a 3 bedroom raised ranch on Winthrop Street which was a foreclosure sale that sold for $161,000. The next was a 4 bedroom cape on Holliston Street that sold for $239,900. There also was a 3 bedroom cape on Main Street that sold for $233,000. Another was a 3 bedroom ranch on Holliston Street that sold for $271,250. Next was a 3 bedroom split on Skyline Drive that sold for $325,700. Then there was a 4 bedroom colonial on Stone End Road that sold for $450,000. And lastly was also a 4 bedroom colonial on Dogwood Road that sold for $445,000.

There are currently 10 condos on the market, three of which are new construction at Pine Ridge Drive. The condo average list price is $313,000 with an average price per square foot of $156. Average time on market is 213 days. No new condos came on the market last week.

There are five multi-families on the market in Medway. Average list price for multi-families is $311,000 with an average time on market of 170 days.
