Middleboro MA - Market Report - 3rd Quarter 2009

Single Family home sales have steadily increased over the past three quarters of 2009 in Middleboro. First quarter started off with 247 listings, 28 sales and an inventory supply of 26.6 months.

Second quarter saw an increase in inventory (+11) along with an increase in sales (+15) thus reducing the months supply to 18.0 which is a significant reduction from first quarter.

Third quarter had a decrease in inventory (-29) and increase in sales (15) putting the months supply to approximately 11.6 months.

Average sales price in Jan 2009 was $262,493 vs. $304,933 in 2008 (-13.9%)

Average sales price in Feb 2009 was $237,500 vs. $288,506 in 2008 (-17.7%)

Average sales price in Mar 2009 was $211,150 vs. $291,569 in 2008 (-27.6%)

Average sales price in Apr 2009 was $266,166 vs. $295,933 in 2008 (-10.1%)

Average sales price in May 2009 was $301,197 vs. $287,955 in 2008 (+4.6%)

Average sales price in Jun 2009 was $257,007 vs. $276,666 in 2008 (-7.1%)

Average sales price in Jul 2009 was $270,827 vs. $321,707 in 2008 (-15.8%)

Average sales price in Aug 2009 was $286,358 vs. $302,183 in 2008 (-5.2%)

Average sales price in Sep 2009 was $253,854 vs. $293,581 in 2008 (-13.9%).

Although sales have increased by 18 through the 3rd quarter of 2009 compared to 2008, the average sales price in Middleboro Massachusetts has dropped by 11.8%.

Single Family home statistics for the month of October is showing 101 current listings, with 17 under agreement, and 15 sold to date.
