Antother informative report, no doubt you're the go-to guy for real estate in Metrowest Mass!
Personally, I like to see graphs over a long enough time frame where I can visually see trends over time. I like to see what the range of values is. 10-12 sales/month is a pretty small sample size. How much do those numbers vary from month to month or year to year?
Are two extra sales in February a significant increase or just statistical noise?

Tim - You are 100% correct on that. This is why I have provided a year over year comparison to what happened in 2007 and 2008 so the consumer can see how the Milford Real Estate market has changed. Looking at monthly statastics are ok but they do not give you the big picture.
Bill, mixed reviews. Longer on the market, but sold for less this year! Market reports are so interesting. ;-)
Teri - That is the case for the month but the positive out of the Milford Real Estate market is there were far many many sales year over year. Milford is one of the only towns in my area where this was the case.
This is what all agents should do for their market, I bet it would help their SEO in that area if done consistently. Nicely done! Good Job Bill!

Bill two more houses sold in February of 2009 vs. February of 2008 may not seem like a lot, but it is an increase and a movement in the right direction. Hope it keeps on going that way for March.

George - Milford faired better in terms of the number of transactions than any other town in the area last year. They were the only town that was up in 2008 over 2007.

Jennifer - There is definitely a correlation between the prices dropping and the amount of sales especially in Milford where much of the housing stock works well for 1st time buyers.
