Hopkinton MA Home Sellers...reminder that you a required to have carbon monoxide detectors when selling your home!

SELLING A HOME IN HOPKINTON MA OR OTHER METROWEST TOWN?

As a top Realtor, one of my 1st priorities in establishing a relationship with a perspective seller client is to inform them of any new real estate laws that have gone into effect since the last time they sold a home. One of the newest laws to come into effect has been the requirement of all Massachusetts home sellers to install carbon monoxide detectors.

The law took effect in March of 2006 and is often referred to as "Nicole's Law" in memory of a seven year old girl named Nicole Garofalo who died after a snow drift blocked an exhaust vent from her family's propane fired boiler filling the house with the odor less gas.

The carbon monoxide detectors can be battery operated or plug-in. The new law states that there must be a detector in each finished level of the house. In addition, one of the detectors must be placed such that it is within ten feet of all the bedroom doors.

The detectors are checked by the local fire department at the same time the smoke detectors are checked which is also a requirement of sale in Massachusetts. This inspection must be done prior to the transfer of the real estate.
