Renters need love too

Not ready to purchase a home but still want to find a great place to call home? Well renters need love too!

This is a GREAT post.  Now here is a smart approach in a Buyer's Market - target renters!  Good luck with this!  (You might have inspired me to post something like this in MD)

Targeting renters also gives some of your home sellers having a hard time of getting out of their house a great way to cover their mortgage in the short term and possibly getting their house sold in the long term via a lease/option.

I love renters - I wrote a similar blog post a couple of weeks ago.  SO many renters are treated poorly - but just because they don't have money to buy today; doesn't mean they won't some day.

Some agents won't touch renters and it's understandable; it can be a lot of work for many times - no money.  However I believe in Karma - treat renters right and they just may buy from you some day or at least refer friends to you!

Maureen, You have to understand that I never sold that million dollar property but would never have had the chance had I not taken the time with the rental. You do GET BY GIVING!

Maureen:  I have sometimes been able to secure renters as buyers by assisting them in negotiating an early release from their lease.  This will either work well, or perhaps not work at all, depending on the vacancy rate of the apartment complex in question. 

If the unit your renter/buyer is renting and wants to leave early is one that the apartment leasing agent has seven other vacant units of the same plan, then breaking a lease, or negotiating out of it can be very costly.  If the unit in question is one that is extremely popular and would rent very quickly, then the management may negotiate a release for the renter with minimal penalty fees.  Each situation is unique.

When advising renters.. try to get a clause that the lease can be broken if they find a home to purchase. I just helped an attorney rent a place and this was his brillant idea! Sure makes it easier to look  for property when you have this provision.

Good thinking- hate to have any loose ends when the renter turns into the seller.

Back in July I had a call come into my office for a homeowner looking to rent out her home. No one wanted to take the call so I stepped up to the plate and took it. Long story short I rented it out in 8 days and it turned into a lease option with the exclusive right to sell for the owner. The renters will have first option to purchase in 12 months if they do not wish to purchase it will go on the market as my listing!!
