As Licensed Realtors in NJ we cannot do any type of Rebate to anyone on either side!!!!!

You are correct in your assessment of the legality in NJ. NJ is one of 13 states where real estate rebates are not legal. It is only a matter of time before this is overturned. As far as keeping it cleaner, you'd be surprised at how easy the process is. The only additional steps are placing the rebate amount on the HUD and a rebate agreement between the client and the agent.
